ZONING <br />CODE <br />AMENDMENT <br />CONDITIONAL <br />USE PERMIT <br />MINUTES OF THE SPECIAL MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />MARCH 4, 2015 <br />Pursuant to due call and notice thereof a special meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 4th day of <br />March, 2015 in the Conference Room of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Steve Ledin called the meeting to order at 5:00 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />Mr. Steve Ledin <br />Mr. Al Davison <br />Mr. Tom Duray <br />Mr. Jeff I-Ieikke <br />Ms. Heidi Murphy <br />Mr. Nick Schwalbach <br />ABSENT: Mr. Bill Buesing <br />ALSO PRESENT: Mr. Steve Grittman, City Planner <br />Ms. Kathy Glanzer, City Clerk <br />The purpose of this evening's special meeting is to review an Application <br />for an Amendment to the Zoning Code to provide for pet supply and pet <br />sales as an allowed use in the General Business (B-3) District and the <br />Comprehensive Business (B-4) District as well as a Conditional Use <br />Permit to allow the operation of a pet supply and pet sales business at <br />2526 Rice Street. <br />Tom Duray, building owner, presented a history of the ownership and use <br />of the property as well as rental interest that has been expressed for this <br />space. Duray indicated that Nicole Wiseman would like to lease one of <br />the two 1,200 square foot units in this building to operate a pet supply and <br />pet sales business. Several years ago there had been a doggy day care <br />business in this building. <br />The City Planner reviewed his February 27, 2015 report pointing out that <br />while the B-3 and B-4 Districts provide for a variety of retail sales uses, <br />these districts do not currently provide for pet sales. Therefore, these <br />zoning districts would have to be amended if pet sales is to be allowed. <br />The City Planner indicated it is his position that pet supply sales and pet <br />sales would be a compatible uses in the B-3 and B-4 Districts.
