Grochala <br /> <br />GENERAL/MINUTES <br /> <br /> <br />SCHWAN’S RELOCATION <br />Ms. Divine informed the committee that Schwan’s was considering relocating to the <br />Marshan Industrial Park on a site that fronts 35W. The building will be approximately <br />15,000-20,000 sq. ft. similar to the one built in Maple Grove. The company will have up <br />to 40 home delivery trucks that are loaded at night, are plugged in outside and then <br />disperse early a.m. There is also a large propane tank on site. <br /> <br />This also presents the opportunity to work with Schwan’s to remove the metal buildings <br />they currently have on Lake Drive. <br /> <br />The current zoning ordinance does not allow outside storage adjacent to 35W. However, <br />the ordinance and definition of outside storage are unclear as to whether trucks (not semi- <br />trailers) used in daily business are considered outside storage. The ordinance has been an <br />issue in the past and may need to be clarified. <br /> <br />Members discussed how the ordinance could be made effective in keeping out truck <br />terminals, but should not prevent businesses from operating with trucks as a part of their <br />daily business. Potentially, the ordinance could be changed so anything with outside uses <br />may need a CUP, and the CUP would be defined as to what outside uses would be <br />allowed. Whatever would be allowed would have specific screening criteria. Members <br />agreed that P&Z needs to address the changing of the ordinance. EDAC’s role is to <br />decide whether this is an appropriate use. <br /> <br />Mr. Karth moved that Schwan’s location for the new facility meets EDAC’s satisfaction <br />as long as satisfactory screening is provided for the parked trucks. Ms. Hansmann <br />seconded the motion. Motion passed unanimously. <br /> <br /> <br /> 1
