MINUTES <br />REGULAR CITY COUNCIL MEETING <br />DECEMBER 13, 1978 <br />Page 3 <br />Michelle Foster, governmental affairs coordinator for Rauenhorst <br />Corp., passed out data to Council showing the basic layout of the <br />site plan, office layout and traffic pattern. <br />Michelle also informed Council the building will be one story and <br />consist of brick and glass. The reason for the size of the site is <br />that the first phase will be a 40,000 square feet office building <br />with expansion to 80,000 square feet within five years or so. The <br />plan indicates a berm of approximately six feet with a fence. She <br />was concerned about the Engineers proposal of 100 feet drainage <br />easement along the north portion of the tract of land. <br /> <br /> <br />Pat Dady of Rauenhorst Corp. said he had met with the City Engineer <br />in respect to the drainage and was also concerned regarding the re- <br />quirement for a 100 foot drainage easement on the North portion of the <br />tract of land, especially if it cannot be used for parking purposes. <br />He mentioned that the total tract of land drains south to Larpenteur <br />Avenue and that the Zoning Ordinance calls for a 20 foot set back on <br />the rear. <br />H. R. Sundstrom, 1767 Tatum inquired as to how they are going to <br />handle the sanitary sewer. <br />Council advised Mr. Sundstrom tTnat the sanitary sewer is in place <br />along Larpenteur Avenue and they would be required to connect at <br />that point. <br />George Kilgriff, 1739 Tatum wanted to know how far back the proposed <br />building will set back from Larpenteur Avenue and what difference <br />the grade would be from the building to Larpenteur Avenue. <br />Michelle Foster advised him it would be 200 feet from Larpenteur Ave. <br />and there would be a 1 to 2 foot grade difference. <br />Dr. C. Gustav Hard, 1937 Autumn St., was concerned whether Council <br />was intending to rezone the balance of the land as commercial and <br />if so he would object. <br />Florian Lauer, 1736 Tatum St., is concerned about piecemeal zoning <br />and the possibility of extending the zoning. <br />Frank Irving, 1745 Tatum, is concerned about the rear yard setback <br />and he had heard three different figures and would like to have it <br />clarified. <br />~~ <br />HEWLETT-PACKARD <br />(cont.) <br />H.R. BOECKERMAt <br />security lights in the parking lot and suggested this be a concern 1733 TATUM <br />of the Council on the final site plans. <br />Clerk Administrator Barnes advised Council that before a building <br />permit could be issued a final site plan must be approved by Council. <br />Gordon Pollard, 1957 W. Larpenteur Avenue, was concerned about the <br />water runoff on to his property, traffic problems and parking going <br />on after work hours.
