• <br />4. Development of preliminary construction cost estimates includ- <br /> ing aprobable phasing sequence. <br />5. The conduct of one group meeting with all key players to agree <br /> on concepts and development phasing and solicit funding <br /> support particularly for focus areas. The purpose of these <br /> sessions will be to take input and agree on focus area plans and <br /> their funding. <br />6. One presentation of the streetscape plans at a general public <br /> information meeting for corridor residents, business persons <br /> and key players to take input. <br />7. Presentation of the plans to the Planning Commission and City <br /> Council for formal approval (2 meetings estimated). Once <br /> approved, the streetscape plans will serve as the basis for the <br /> preparation of construction documents in accordance with the <br /> approved project phasing. <br />8. Up to two meetings with the County Engineer and the City's <br /> Consulting Engineer to share ideas and establish a framework <br />• for cooperation and coordination and review plans and cost <br /> estimates. <br />9. Meetings as necessary with City staff to review background, <br /> collect data and present plans. <br />Phase 2 -Construction Documents <br />Phase 2 will include the preparation of construction documents in <br />accordance with the approved project phasing. Depending on how the <br />streetscape improvements are funded, the consultant may or may not <br />provide bidding services. At a minimum, this phase will include the <br />preparation of construction plans and specifications. All workwill be <br />completed consistent with Ramsey County's implementation schedule <br />(attached). <br />Phase 3 -Construction Services (observation/staking) <br />Depending on the availability of funding and phasing, this service may <br />include construction observation, staking and/or consultation. <br />• <br />Proposal - Larpenteur Avenue streetscape Plans Page 4 <br />
