Falcon Heights <br />CDBG _ <br />Page 2 <br />• 2/12/92 . <br />and public works facilities as well as its location on <br />Larpenteur Avenue, a busy county state aid highway, <br />expose the dwelling's occupants to air and noise <br />pollution from vehicular traffic at all times of the <br />day. <br />C. To relocate occupants to safe and sanitary housing <br />• <br />1. Relocation <br />Two unrelated, male occupants rent the dwelling <br />for $500 per months and pay $125 per month in <br />utilities. Both occupants are mechanics and earn <br />approximately $20,000 annually in gross income <br />(estimate from conversations). Both occupants are <br />in their late twenties or early thirties. These <br />occupants would be relocated to decent quality <br />housing in Falcon Heights or a nearby community. <br />The occupants may choose to relocate to separate <br />one bedroom apartments rather than remain <br />roommates in a two bedroom housing unit. <br />Relocation estimates are based upon this choice <br />(Exhibit 1A). City staff discussed the <br />possibility of the acquisition with the tenants <br />and the owner's agent. Neither the tenants nor <br />the owner were alarmed by the project as long as <br />they were kept informed of the project's <br />activities so they could plan for the future. <br />2. Replacement housing <br />The dwelling is 864 square feet with two bedrooms, <br />a living room, dining room and kitchen on the <br />first floor. There is an unfinished half story <br />above the first floor that is not occupied. There <br />are two outbuildings, one is a garage and one a <br />shed (Exhibit 3). There is no guarantee that a <br />replacement housing unit will be built in Falcon <br />Heights within the next three years to meet the <br />Barney Frank amendment due to the developed <br />character of the city. However, conversations with <br />the Roseville community development staff indicate <br />there will very likely be replacement housing <br />available in Roseville.
