CONCEPT PLAN <br />1. The location of a possible neighborhood retail center in <br />the vicinity of Lindig and Larpenteur (roughly in area <br />of B & J Florist). <br />a. Relationship to oal #10 - "improved but <br />concen ra ed neig or ood retail centers" 28 <br />agree/10 disagree/4 no opinion, several comments to <br />retain only the existing commercial centers <br />(Commissioners raised this question.) <br />• b. Service area - <br />To the North - Falcon Woods and some Roseville <br />homes <br />To the West - University Grove neighborhood (also <br />has Speedy Market in SAP and Super <br />America at Eustis and Larpenteur. <br />The Lindig location may be quicker <br />for the east end of the Grove). <br />To the East - Garden Avenue, St. Mary, Fry <br />neighborhood (also has Tom Thumb) <br />To the South - U of M people as they enter and exit <br />at Gortner <br />c. Traffic Flow - <br />From the North - From Fairview or Tatum onto <br />Larpenteur. A stoplight is <br />proposed for Fairview and <br />Larpenteur. <br />From West - From Larpenteur <br />From East - From Larpenteur <br />From South - From Gortner <br />d. Commercial adjacent to residential use - <br />Existing Conditions - already a commercial use <br />exists in this vicinity, B & J <br />Florist <br />1 <br />
