• (d) existing tree cover, buildings, streets <br />and other site improvements; <br />(e) proposed access system, indicating both <br />public and private streets; <br />(f) public uses, including schools, parks, <br />recreation areas and otha:r undeveloped properties; and <br />(g) the architectural style of each differ- <br />ent type of building and/or dwelling, <br />(2) a written report or text which shall include: <br />(a) the nature of the applicant's inter- <br />. est in the land proposed to be developed; <br />(b) a description Qf the type of proposed <br />development and any requested modifications on the <br />requirements otherwise applicable to the subject <br />property, including population densities and. land <br />use intensities; and <br />(c) the expected schedule and sequence of <br />development, <br />• b. Within 30 days of submission, the Planning Com- <br />mission shall review the information submitted and schedule <br />a meeting with the applicant for the purpose of presenting <br />his findings and/or suggestions. In reviewing the information,. <br />the Commission shall determine if the proposed development is <br />consistent with intended purposes as stated in paragraph 3 of <br />this Ordinance. <br />c. If the proposed plan is approved in .principle,. <br />an application for rezoning to a Planned Development District <br />may be filed by the petitioner. <br />If the proposed plan is not approved, all of the <br />available information shall be forwarded to the City Council <br />which shall make a final determination, if requested by the <br />• <br />-4- <br />
