Findings Required.. <br />The findings necessary for approval of the. final devel- <br />opment plan shall be as follows: <br />a. The proposed development is not in conflict with <br />the Development Plan of the City. <br />b. The proposed development plan is designated in <br />such a manner to form a desirable and unified environment within <br />its own boundaries. <br />c. That the proposed uses will not be detrimental <br />• to present and future land uses in the surrounding area.. <br />d. That any exceptions to the standard requirements <br />of ths~zoning ordinance and subdivision ordinance are justi- <br />fied by the design of the development. <br />e. The Planned Development is of sufficient size, <br />composition and arrangement, that its construction, marketing <br />and operation is feasible as a complete unit without dependence. <br />upon any subsequent unit. <br />f. The Planned Development will not create an <br />excessive burden on parks, schools, streets and other publi c <br />facilities and utilities which serve or are proposed .to serve <br />the Planned Development. <br />g.
