The one major assumption I have made is that the <br /> ..`V:;CMA. City Council would desire to keep the total property assessments in the Northome area <br /> of the city similar to total assessment in other areas. As you recall between the 1991 <br /> '.'FYI. Street Improvement Project and the 1993 Street. Improvement Projort, the City Council <br /> implemented a change in the percentage of street assessments in an effort to keep the <br /> dUFFd(. total assessments per property in the same general area. <br /> :AAlSri >u-ANA In looking at the various neighborhoods within the city, each has different amenities <br /> which are components of their total assessment. In the University Grove area <br /> assessments included streets, sidewalks, and storm sewer. The typical lot width in that <br /> area is 60 to 70 feet, total assessments for these three items generally amounted to $2400 <br /> to $2700 per lot. In the Falcon Woods area the lots are wider. Typically, the lots are <br /> 100 feet wide, however there are no sidewalks and the storm sewer was in good shape. <br /> Therefore, the only assessments were for street reconstruction at $24.00 per front foot, <br /> resulting in a typical assessment amount of $2400 per lot. When we look at the <br /> Northome neighborhood, we see lots that are typically 50 feet wide, but have frontage <br /> on both an alley and the street. Generally, there are no sidewalks and the storm sewer <br /> 1326 Energy Pork We is in good repair.
