MINUTES
PLANNING COMMISSION
AUGUST 11, 2005
AMENDMENT
TO PLANNED
UNIT
DEVELOPMENT-
177 COUNTY
ROAD BEAST -
ST. JUDE
MEDICAL
There was no one from the general audience present wishing to comment
on Chis matter.
Duray asked the size of the lot. The Planner indicated Chat it is slightly
less than one-half acre in size.
Knudsen stated that he supported the rezoning, but noted that given the
surrounding residential uses, care must be taken to ensure the
compatibility with Che neighborhood. Knudsen felt that the Indian Land
Tenure use was compatible.
Socha suggested that the existing siding be replaced to blend the existing
building with the proposed addition.
Duray asked if the architectural guidelines should be applied. The City
Planner pointed out that technically the architectural guidelines apply to
the commercial areas of the City. Given this is a residential area, a
residential look for this building is most appropriate.
Knudsen indicated that he supported horizontal siding for the building and
the blending of the existing and new portions of the building.
Socha recommended approval of the Rezoning from High Density
Residential (R-3) to Residential-Business (R-B) to allow an office space
addition to an existing building at 151 County Road B-2 East owned by
Indian Land Tenure Foundation, and recommending approval of a
Conditional Use Permit to allow a professional office use in the R-B
District subject to compliance with the recommendations of the City
Planner as outlined in his report dated August 9, 2005 and subject to the
residing of the entire building to blend together the existing building and
the new addition.
Motion seconded by Duray.
Motion carried 7 - 0.
Bob Burow, RB Architects, representing St. Jude Medical, appeared
before the Commission requesting approval of an Amendment to a
Planned Unit Development to allow an 85,000 square foot addition
to the St. Jude Medical facility at 177 County Road B East. This addition
will consist of 45,000 square feet of manufacturing space, 35,000 square
feet of office space, and 5,000 square feet of warehouse space.
Burow reviewed the site plan for the property noting that the addition
consists of two stories on the east side of the building with the
-4-
