MINUTES <br />CITY COUNCIL <br />MAY 25, 2005 <br />concern that any changes the City might make to its ordinance would <br />affect the ability of McGough to use the site, as well as limit Hillcrest's <br />ability to market and sell the property. <br />Blesener reported that the Council is addressing the outdoor storage issue <br />in the I-P District as it relates to what is best for the City of Little Canada <br />and not relative to a specific site. <br />Mark Brill, McGough Construction, reported that they are currently in <br />discussions with Hillcrest Development to purchase the building at 3250 <br />Spruce Street, including the vacant property that abuts the site. Brill stated <br />that if the City reduces the amount of outdoor storage allowed to 50% of <br />the gross floor area of the building, the site would no longer meeC their <br />needs. Brill reported that there initial hope was to expand the outdoor <br />storage only the grass area to the north of Che building, but after talking to <br />City staff accepted the fact that the 75% maximum in the ordinance was <br />the limit. However, reducing that amount to 50% would not make the site <br />viable for their use. <br />Blesener asked what McGough's plans would be for the vacant property. <br />Brill replied that they had planned to buy the entire site and at some point <br />develop the front vacant portion. Brill indicated that McGough would <br />relocate its two Roseville sites into this location. <br />The City Administrator noted that in meeting with McGough <br />Construction, the indication was that McGough would relocate its Little <br />Canada site in the Woodlyn Avenue area to the Spruce Street property. <br />Brill replied that the Spruce Street property is not large enough to <br />accommodate the two Roseville sites as well as the Little Canada site. <br />Brill indicated that McGough has always been a good neighbor in Little <br />Canada. He indicated that if the City acquires the Little Canada site <br />through eminent domain, McGough would have to find another location <br />for that site. Brill indicated that at this point, the plan is to leave the Little <br />Canada site where it is. <br />Brill presented the Council with pictures of what McGough is proposing <br />for the Spruce Street property, showing the brick and wood fencing as <br />well as landscaping. Brill indicated that the fence is proposed to be 8 feet <br />high, but they were willing to go higher if the City wanted them to. <br />Blesener felt that action on the proposed Amendment to the I-P District as <br />relates to outdoor storage should be tabled until the June 22, 2005 Council <br />meeting when the full Council is present. Blesener felt strongly that this is <br />an issue that the entire Council should act on. <br />
