MINUTES <br />CITY COUNCIL <br />AUGUST 24, 2005 <br />ROAD BEAST - office, and 5,000 square feet of warehouse space to the existing St. Jude <br />ST. DUDE Medical facility located at 177 County Road B East. It was noted that <br />MEDICAL the City Planner and the Planning Commission have recommended <br />approval. <br />Bob Burow, RB Architects, appeared before the Council and reviewed the <br />site plans for the addition. He noted Chat the addition will be two levels on <br />the east side of the existing building. The lower level will consist of <br />approximately 4,500 square feet of manufacturing and lab support space. <br />The upper level will be primarily office space, and a warehouse addition is <br />proposed at the north side of the building. <br />Burow explained the proposed parking expansion, noting that 182 <br />additional parking spaces are being added. He indicated that they are also <br />including existing 52 parking spaces into the parking calculations for the <br />addition given that these spaces are currently not being utilized. <br />Blesener indicated that he visited Che site and observed that one of the <br />parking lots was underutilized while the other was over utilized. Burow <br />reported that there are the manufacturing shifts overlap, therefore, <br />doubling the demand on parking for a short period of time. It was thought <br />that putting a gap between shifts would resolve the problem. <br />Burow reported that he has discussed the building addition with the <br />Watershed and it is thought that the existing pond has the capacity to <br />handle this addition as well as a future addition. As the project progresses, <br />St. Jude's engineers will work with the Watershed to address any ponding <br />requirements. <br />Burow described the new access drive that will be added, noting that it <br />will go through a heavily wooded area. He also described proof of <br />parking which shows the ability to add more parking should the use of the <br />building change to office. <br />Blesener asked the impact of the new access drive on existing trees <br />Burow reported that they have done some additional study of this issue <br />since the Planning Commission meeting, and by increasing the grade and <br />slope of the access drive, they will be able to reduce the impact on existing <br />trees by 50%. Burow reported that it is St. Jude's goal to minimize the <br />impact on the site to the extent possible. <br />LaValle noted that the project will more than double the St. Jude facility. <br />Burow agreed noting that the existing building is 62,000 square feet in <br />size, while the addition is approximately 88,000 square feet. <br />
