Allan noted that of the 700 trees that exist on this site, the <br />grading and tree preservation plans show slightly more than 40 trees will <br />be retained. Allan asked when Hanson Builders went into partnership <br />with Dayspring Development. <br />Von Riedel replied that Dayspring has been in discussions with Hanson <br />Builders for the past nine months. Von Riedel indicated that Dayspring <br />does development and Hanson Builders builds homes. Von Riedel agreed <br />that mass grading does not leave a lot of bees. He thought, however, that <br />Chere will be the ability to save additional trees on a lot by lot basis. Von <br />Riedel indicated Chat before grading begins, each individual lot will be <br />reviewed and the type of house appropriate for the lot will be determined. <br />As part of that process, it may be possible to save additional trees. <br />Allan noted ChaC the buyer of a particular lot may not choose the house <br />style that would be determined under the process described by Von Riedel. <br />England reported that Hanson Builders will construct a model at Che site <br />for prospective buyers to tour in addition to being able to look at other <br />homes they have built in the Twin Cities. England noted that the homes <br />will be custom-designed and that each site will be CreaCed as sensitively as <br />possible. <br />Allan asked why the grading plan and h~ee preservation plan shows mass <br />grading of Che site if Dayspring and Hanson Builders have been in <br />partnership for the past nine months. <br />Von Riedel reported that Dayspring and Hanson Builders have discussed <br />this development approximately four times over the past nine months. <br />The two companies have no signed agreement. Von Riedel indicated that <br />lots would be revised on an individual basis with regard to the type of <br />house thaC would be appropriate for the lot as well as the grading that <br />would be needed for that style of house. Von Riedel estimated that there <br />would likely be reduced grading on 6 of the 141ots as a result of this <br />process. <br />At this point in the meeting, Blesener indicated that a poinC by point <br />review should be done of each of the City's recommendations that would <br />need to be met as part of the Final. Plat approval. The following are the <br />staff and consultant recommendations and the developer's response to <br />each: <br />
