Johnson indicated that he would hope to build the warehouse <br />space in the fall or spring. <br />Blesener noted that the warehouse additions are proposed to have metal <br />siding, and asked if Johnson were willing to upgrade those materials. <br />Johnson indicated that he was not, and pointed out how remote the <br />building is from the street. The office addition, which is visible from the <br />street, will have upgraded materials. <br />McGraw asked the size of the warehouse additions. Johnson indicated <br />that they are 4,500 square feet each. Johnson noted that his original plan <br />was to construct a larger building (30,000 square feet) to the south. He <br />has not given up totally on that plan, however. <br />Blesener noted the drive up bays on the warehouse space. Johnson <br />pointed out that one addition would have to loading dock doors, and the <br />other would have drive-in doors. Blesener asked if the new parking would <br />be paved and curbed. Johnson replied that it would be. <br />Blesener felt the office addition with the building materials proposed <br />would be a nice improvement, noting its visibility from the street. <br />Johnson indicated that when the warehouse additions are constructed, he <br />would re-side the remainder of the building with new metal siding. <br />The City Planner indicated that the ordinance for business and industrial <br />districts addresses building materials limiting the expansion of metal <br />buildings with similar materials to 25%. However, the PUD District does <br />not contain this limitation. The Planner felt that the addition of the office <br />area with upgraded materials would meet the intention of the Code given <br />that this is the portion of the building that is visible from the street. <br />Keis asked about the canopy structure being removed. Johnson indicated <br />that it was never the intention to remove this structure. He pointed out <br />that the structure provides screening between his property and the Union <br />building. Allan stated that her recollection was that there was to be <br />landscaping in front of the canopy. Johnson stated that there is <br />landscaping. He also noted that two other canopies behind this one were <br />removed. <br />Roger Stanke, Ryan Industrial Park, asked if Johnson was blacktopping up <br />to the pond. Johnson replied that he was not. Stanke indicated that there <br />are catch basins leading directly into the pond. Stanke stated that the pond <br />now fills up faster and floods his property. Stanke felt that a bigger <br />culvert was needed on Ryan Drive. <br />
