Hanson
MEMORANDUM
TO: Mayor Keis & Members of City Council
FROM: Bill Dircks, Public Works Superintendent
DATE: August 7, 2015
RE: Public Works Facility Budget Update
The public works facility is complete and we have been operating out of it since late -
June. There are still some kinks being worked out but things are going very smoothly so
far. The salt storage building was completed in late -July after it was determined that it
would likely stay where it is. The only large remaining item is the second lift of asphalt
on the entire parking lot. That work will be completed in September once temperatures
cool off a bit so the mat doesn't get torn tip by all of the equipment moving on it. A
budget update for the project is summarized below.
The master budget for the project is $3,533,619. That does not include the purchase of
the land which cost $675,000. That is down from the March master budget, which was
$3,874,102.
General Building Construction Cost
Based on the various contracts awarded for construction the general building construction
cost is $3,219,220. That includes the concrete work, the precast walls, all of the
electrical, mechanical, and plumbing work, the parking lot, framing, doors, windows; etc.
That number down from March when it was $3,223,125. There were some credits given
for plumbing and HVAC that contributed to the decrease.
CM Fee
The construction manager, James Steele Construction, adds another $299,489 for its fee
and reimbursable expenses. The contingency has been removed now that the project is
complete. The fee is set at 3.5% of construction, the reimbursable expenses include
temporary heat and power, the project on-site superintendent, the temporary fence,
erosion control measures, dumpsters, forklift, staking, testing, and other items that can be
seen in the summary of reimbursable expenses included with this memo.
