MINU'TI/S <br />PLANNING COMMISSION <br />APRIL 8, 2004 <br />Knudsen agreed that access to Condit Street would be a good solution. He <br />felt, however, that the Hidden Acres development as proposed was a good <br />one. I{nudsen agreed that Gordie Howe is a good developer. Knudsen <br />stated that he would support the Hidden Acres development as proposed if <br />the access to Burke Lane is improved. Improving the jog to Burke Lane <br />would help to balance the increased traffic from the Hidden Acres <br />development between Burke Lane and Yorkton Ridge. Keis did not feel it <br />was appropriate to include a requirement for the improvement of Condit <br />Street and Burke Lane in an action on the Hidden Acres development as <br />Condit Street and Burke Lane are the City's responsibility and not the <br />developers. Knudsen acknowledged that the developer is not responsible <br />for these streets, but Knudsen felt the City should address the Burke <br />Lane/Condit Street jog. <br />Elaine Zoch pointed out that Gordie Howe is only one developer, and <br />there may be others interested in developing the Sam Fasciana property. <br />"Loch felt that the City was not obligated to approve a development <br />proposal at this time. <br />Nydegger asked if there was a way to develop the property so that traffic <br />is evenly disbursed between Yorktal Ridge and Burke Lane. <br />Chuck ~I{nudsen, Burke Lane, asked how right-of way to Condit Street <br />could be acquired to allow the proposed development to have direct <br />access. <br />John Grant explained the driveway easement for the Fasciana property that <br />was supposed to exist on the south edge of his property but was not <br />properly recorded. Grant noted that in actuality, the driveway actually sits <br />on the north edge of the Miller property. Howe again explained C.LTitle's <br />determination that the driveway easement was not properly recorded, <br />therefore, does not exist. <br />Miller pointed out that a connection to Condit Street would put the road <br />very close to his house. Miller suggested that the access cane down <br />Nadeau Road noting that additional right-of way for Nadeau Road could <br />come from the ,Krueger property directly south of him. It was noted that <br />this would line up with the existing Nadeau Road which connects directly <br />to Country Drive. <br />Rheaume suggested that given the various options that have been <br />discussed this evening, the matter be tabled until May to give the <br />developer an opportunity to explore these options. <br />9- <br />
