MINUTES <br />PLANNING COMMISSION <br />MAY 13, 2004 <br />PUD be amended to add the canopy to the site plan. The City Planner <br />indicated that there were no problems with the addition of the canopy. <br />Barraclough asked if the existing building would be removed from the <br />site. Frattalone reported that the existing building would remain, but <br />would be painted and landscaped to blend in with the other buildings on <br />the site. <br />Mr. Barraclough recommended approval of the Property <br />Division/Combination relative to the purchase of a 25-foot wide strip of <br />railroad property as requested by Frattalone Excavating, as well as <br />approval of an Amendment to Planned Unit Development relative to <br />fencing and other site improvements for 3205 Spruce Street as discussed <br />this evening, subject to compliance with the recommendations of the City <br />Planner. <br />Motion seconded by Weihe. <br />Motion carried 6 - 0. <br />THE VILLAGE The City Planner reported that Sherman Associates is requesting Final <br />AT LITTLE Stage PUD approval for the first office/retail building on the northeast <br />CANADA - corner of Rice Street and Little Canada Road. He noted that a <br />SHERMAN publishing concern at the time of the original review for this project, <br />ASSOCIATES the Public Hearing this evening was expanded to include Concept and <br />Development Stage PUD, Architectural Review, and Preliminary and <br />Final Plat for the office/retail development for The Village. The Planner <br />further noted that there are some differences in the building design for this <br />first office/retail building from the original review in that the octagon- <br />shaped architectural element at the corner of the building has been squared <br />off. <br />The City Planner noted that he is recommending that the parking area for <br />this first phase be expanded from what is proposed. While the overall <br />parking for The Village development will work, the first phase will <br />consume much of the parking, therefore, should include more parking <br />capacity in this initial phase. <br />Knudsen asked why the octagon was eliminated from the building design. <br />The representative of Sherman Associates indicated that the octagon- <br />design resulted in an odd cut off in the interior of the building causing the <br />loss of square footage in the most advantageous area of the building. The <br />change in design also results in the building height at the corner being <br />reduced by 10 to 12 feet. <br />-12- <br />
