Sneider stated that the developer <br />will then work with City staff to resolve outstanding issues. <br />Adrian Kneeland asked who will be responsible for cleaning their pond if <br />it silts in as a result of the Gervais I-fills development. Kneeland pointed <br />out that the pond is privately owned. The City Planner and Commission <br />did not know the answer to this question, and suggested that perhaps the <br />City Engineer would know. <br />Keis pointed out that there are open issues with regard to grading and <br />drainage as well as tree preservation, and suggested that due diligence was <br />needed in processing this development proposal. <br />Weihe pointed out that the preliminary plat was tabled a couple of months <br />ago, and asked if there were grading changes made for the revised plat that <br />is before the Commission this evening. Whitcomb replied that grading <br />changes were made. <br />Duray stated that he understands that the developer wants to maximize the <br />number of lots that he can get. Duray stated that he would like to see <br />more detail from the City 1;ngineer, but understands that no variances are <br />being requested. Duray felt that the Commission should move the matter <br />on to the Council with conditions, ensuring that full drainage study is <br />completed by the City Engineer and the Watershed. <br />Weihe stated that she would like to see the amount of grading minimized <br />so that additional trees can be preserved. <br />Keis recommended approval of the Preliminary Plat for Gervais Hills <br />subject to compliance with all recommendations of the City )/ngineer and <br />City Planner, subject to review and approval of the Watershed with full <br />complia~ice to their recommendations, with the Commission's intention <br />that the drainage situation in the County Road B-2 area is improved as a <br />result of this development rather than worsened, and subject to the <br />developer working with the City to minimize grading of the site in order to <br />minimize the removal of existing trees. <br />Motion seconded by Wojcik. <br />Motion carried 5 - 0. <br />TEXT The City Pla~ruer submitted a Text Amendment to the Zoning Code <br />AMENDMENT- which establishes a process fa Comprehensive Sign Plans. <br />COMPREhIENSIVE <br />13- <br />
