Howard R, Green Company <br />July 2, 2004 <br />File: 803950)-0325 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road E <br />Little Canada, MN 55117-1633 <br />RE: GERVAIS HILLS DEVELOPMENT <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />As requested we have reviewed the submittal package for the proposed Gervais Hills <br />Development located south of County Road B2. The submittal package included a site <br />plan, grading plan, and utility plan completed by Stevens Engineers and dated 6/15/04. <br />Based upon our review we would offer the following comments: <br />Grading Plan <br />1. All drainage from individual lots must be conveyed within the public drainage <br />and utility easements around each lot. Drainage swales should be added or <br />improved between lots 2 and 3, 3 and 4, 5 and 6, 8 and 9, and 9 and 10 or <br />the drainage and utility easements increased. It also appears that the <br />drainage and utility easement along the back sides of lots 1 thru 4 should be <br />expanded to ensure that drainage from adjacent lots is kept within the <br />easements. <br />2. The plan indicates that an existing sanitary sewer manhole is located just <br />north of lot 12. As shown this manhole will be within pond "AP 5". The <br />sanitary manhole top will need to be adjusted to grade. In addition <br />information should be provided as to the peak elevation of the pond to ensure <br />that the sanitary manhole will not be under water. <br />3. The existing driveway access to County Road 62 on the proposed lot 12 <br />should be removed. The existing driveway access to County Road B2 should <br />also be eliminated, the storm sewer culverts removed, and the ditch graded <br />through the existing driveways to maintain current drainage patterns. <br />4. Note number 1 under the "Ponding Construction Notes" indicates that <br />structural soils from park areas may be used. There does not appear to be <br />any park area designated in the development. It appears that the note may <br />refer to the ponding areas instead of the park areas. <br />
