MINUTES CITY COUNCIL JULY 28, 2004 PRELIMINARY property with 206 Little Canada Road as requested by Dave Rustad and AND FINAL George I2ossez. It was noted that the Planning Commission has PLAT - recommended approval subject to cou~pliance with the recommendations 203 AUSTRALIAN/ of the City Planner. 206 LITTLE CANADA ROAD Dave.Rustad appeared before the Council and reviewed the proposed plat noting that it squares off the back property lines between 206 Little Canada Road and 203 Australian Avenue. He further noted that both properties in question have the same coning, that is General Business (B-3). Rustad indicated that his development plans for 206 Little Canada Road are to develop three 2,000 square foot townoffices. Parking area would be ou the east and back of the property. The development would be set up so as to provide for a future coordinated development of the property to the east. There was no one from the general public present wishing to comment on this matter. Upon motion by Montour, seconded by Blesener, the public hearing was closed. Ayes (4) Montour, Blesener, Anderson, LaValle. Nays (0). Resolution declared adopted. PRELIMINARY Acting Mayor L aValle opened the continuation of Public Hearing to PLAT - consider the Preliminary Plat for Gervais Hills consisting of twelve (12) GEI2VAIS single-family Tots. The Council noted that the Planning Commission has HILLS recommended approval of the Preliminary Plat subject to compliance with the recommmendations of the City Planner and City Engineer, subject to review and approval of the Watershed with full compliance to their recommendations, with the Commission noting that there intention is that the drainage situation in the County Road B-2 area is improved as a result of this development rather than worsened, and subject to the developer working with the City to minimize grading of the site in order to minimize the removal of existing trees.
