OF <br />AUTO REPAIR AND A UTO SA7 ES ] ICENSES FOR VALOR <br />ENTERPRISES FOR THE LICENSE PF_RIOD1'HROUGH.IIINE 30, <br />2005 <br />The foregoing resolution was duly seconded by Blesener. <br />Ayes (5) LaValle, Blesener, Allan, Fahey, Montour. <br />Nays (0). Resolution declared adopted. <br />PRELIMINAR]' The City Administrator indicated that the developer of Gervais Hills <br />:PLAT has done a good job in trying to accommodate additional drainage <br />REVISIONS & Prom the surround area within his plat. As the Council will recall, <br />GRADING the preliminary plat was approved subject to the developer moving the <br />AGREEiVIENT - cul-de-sac 60 feet to the south so thaC there was room for the additional <br />GEI2VAIS HILLS ponding area recommended by t9te City Engineer. 1-lowever, in redrawing <br />the preliminary plat, the developer indicated that it was feasible to move <br />the cul-de-sac only 40 feet to the south. As a result, the additional <br />ponding area has dead storage capacity of about 50% of what the City <br />Engineer is recommending and live storage at 84%. Moving the cul-de- <br />sac the additional ZO% is problematic due to the existing topography and <br />drainage that comes from Viking Drive and highway 36. <br />The City Administrator suggested that to further address drainage <br />problems in this area, the City will be looking at curbing issues along <br />County itoad B-2 and other means to provide sediment control. <br />"i'he City Administrator felt that the developer has done a good job in <br />trying Co work with the City and has taken steps that will result in <br />substantial drainage improvements for the area. <br />Blesener asked about making the pond deeper. John Whitcomb, Gervais <br />Hills developer, indicated that there is a reduction in the return in making <br />a pond deeper. Whitcomb felt that the Gervais Hills plat is providing as <br />much ponding as possible with the available laud. I3e noted that the plat <br />still meets all the City ordinance requirements and no variances are being <br />requested. <br />Blesener noted that the ponding proposed is a 750% increase from what <br />was originally proposed. Fahey agreed that the developer has woi9<ed with <br />the City. <br />The Administrator noted that the changes that the Council is seeing this <br />evening can be incorporated as part of Final Plat approval. This evening <br />the developer is seeing approval of the grading agreement for the <br />development The developer is hoping to have the grading wor]< done this <br />
