Resolution declared adopted. <br />TWIN LAKE The City Administrator reviewed his report dated November '19, 2004 <br />BLVD. relative to tine City's sale of its property on Twin Lalce Blvd. He noted <br />PROPERTY that now that water main has been installed in this area, it would be the <br />appropriate time to sell the In~operty for development. The Administrator <br />indicated that issues of consideration include how to market the property, <br />the type/density of development that is preferable, and neighborhood <br />involvement in the process on the fi'ont-end. The Administrator noted that <br />the property lies between single-family development and the Pive Star <br />Mobilehome Parl< in Vadnais Heights as well as is located on a busy <br />street. Therefore, development layout relative to street access will need to <br />be addressed. <br />Fahey stated that he is opposed to any up-zoning of this property. He felt <br />that asingle-family home concept should be presented to the <br />neighborhood. Fahey stated that people bought their homes in reliance on <br />the single-family zoning, and felt there was no need to pursue the <br />development of townhomes on this property. <br />Blesener questioned the feasibility of asingle-family home development <br />given the fact that the property backs up To the mobilehome park as well as <br />is located on a busy road. <br />The City Administrator reconvnended that a neighborhood meeting be <br />held and various development/layout options be presented for discussion <br />purposes. <br />Fahey felt there should be a compelling reason to violate the City's zoning <br />standards pointing out that rezoning this property for townhome <br />development would be spot zoning. <br />"1`he City Administrator felt a rezoning of this property to K-2 would not <br />be spot zoning as the property has R-1 property abutting on only one side. <br />whey agreed, and commented that there is the potential for a transitional <br />zoning given the R-1 property on one side and the mobilehome park on <br />the other. Fahey felt the matter should be studied, a neighborhood <br />meeting held, and a reconunendation presented to the Council. <br />16 <br />
