MINUTES <br />PLANNING COMMISSION <br />JULY 10, 2008 <br />necessary to completely enclose the cardboard compactor. Duray asked if <br />the compactor could be located within the building. Lennander replied that <br />it could not, and suggested that he look at putting a roof on the compactor <br />enclosure. Duray asked how important the compactor was to CVS. <br />Lennander reported that CVS recycles most of the packaging that comes <br />into their store. He indicated that they typically have a larger compactor <br />than the one proposed for this site. <br />Knudsen noted that the City has not received a lighting plan for the site. <br />Lennander reported that lighting will be similar to what presenting exists on <br />the site and will meet all code requirements. <br />The Planner indicated that other than the yellow proposed, the building <br />meets the City's Architectural Guidelines. <br />Knudsen asked about signage. Lennander reported that a signage plan will <br />be a separate submittal by another company. Knudsen asked about <br />landscaping. Lennander reported that landscaping will meet all City <br />requirements. There was discussion about recommendation #3 in the City <br />Planner's report, and the Planner indicated that he would review this <br />recommendation with Lennander in more detail to ensure compliance. <br />Barraclough asked about removal of the underground tanks. Lennander <br />reported that this is a closed site. When the tanks are removed, they will <br />have a consultant on site that will determine the amount of soil removal that <br />is necessary. This consuhant will then certify the site and make the <br />necessary reports/filings with the PCA. <br />Duray asked about sidewalks along Rice Street and County Road C. <br />Lennander reported that they do include sidewalk improvements on many <br />of their projects, and would be willing to do so if required. Lennander <br />reported that there is a large boulevard area, and he would work with the <br />City on sidewalk placement. Barraclough suggested that the County might <br />include sidewalks along Rice Street as part of their project. Duray reported <br />that it will be up to the City to include sidewalks as a requirement of any <br />development projects along Rice Street. Lennander stated that it may not be <br />possible to include the sidewalks on the CV S property without creating <br />problems with the parking lot. He again suggested that there is a large <br />boulevard area on which sidewalks could be placed. Duray asked how <br />many feet there was from the parking lotto the property line. Lennander <br />estimated 10 feet from the back of curb to the property line. The City <br />Planner noted that there is some landscaping in that space. <br />Knudsen asked about pulling the building closer to Rice Street. The City <br />Planner indicated that was the streetscape plan for the Rice Street/Little <br />Canada Road area and not necessarily the Rice Street/County Road C area. <br />-8- <br />
