Lennander replied that it could not, and suggested that he look at putting a roof on the compactor enclosure. Duray asked how important the compactor was to CVS. Lennander reported that CVS recycles most of the packaging that comes into their store. He indicated that they typically have a larger compactor than the one proposed for this site. Knudsen noted that the City has not received a lighting plan for the site. Lennander reported that lighting will be similar to what presenting exists on the site and will meet all code requirements. The Planner indicated that other than the yellow proposed, the building meets the City's Architectural Guidelines. Knudsen asked about signage. Lennander reported that a signage plan will be a separate submittal by another company. Knudsen asked about landscaping. Lennander reported that landscaping will meet all City requirements. There was discussion about recommendation #3 in the City Planner's report, and the Planner indicated that he would review this recommendation with Lennander in more detail to ensure compliance. Barraclough asked about removal of the underground tanks. Lennander reported that this is a closed site. When the tanks are removed, they will have a consultant on site that will determine the amount of soil removal that is necessary. This consuhant will then certify the site and make the necessary reports/filings with the PCA. Duray asked about sidewalks along Rice Street and County Road C. Lennander reported that they do include sidewalk improvements on many of their projects, and would be willing to do so if required. Lennander reported that there is a large boulevard area, and he would work with the City on sidewalk placement. Barraclough suggested that the County might include sidewalks along Rice Street as part of their project. Duray reported that it will be up to the City to include sidewalks as a requirement of any development projects along Rice Street. Lennander stated that it may not be possible to include the sidewalks on the CV S property without creating problems with the parking lot. He again suggested that there is a large boulevard area on which sidewalks could be placed. Duray asked how many feet there was from the parking lotto the property line. Lennander estimated 10 feet from the back of curb to the property line. The City Planner noted that there is some landscaping in that space. Knudsen asked about pulling the building closer to Rice Street. The City Planner indicated that was the streetscape plan for the Rice Street/Little Canada Road area and not necessarily the Rice Street/County Road C area. -8-
