MINUTES <br />PLANNING COMMISSION <br />JULY 10, 2008 <br />Duray asked about the action items before the Commission this evening. <br />The Planner indicated that the action items are for Preliminary P1aY, <br />Amendment to PUD Permit, and Architectural Review. Final Plat will <br />come back to the Commission for action. <br />Barraclough asked about moving the County Road C access point further <br />east. Lemiander reported that he would look at this and discuss it with his <br />client and the County. He indicated that initially the driveway was at the <br />east corner, but given the grades and the location of the vet clinic access, <br />that location was not feasible. Knudsen noted that currently vehicles <br />stacking at the traffic light make this entrance inaccessible at times. <br />Mike Helling, MGM, asked how much taller the CVS building would be <br />than the north building. Lennander reported that it would be taller. Helling <br />stated that it appears the CVS building will be about 20 to 25 feet further <br />west than the north building. Lennander replied that that was correct. <br />Helling indicated that he is concerned that his exposure to the south would <br />be cut off by the CVS building. He also noted that it appears the Rice Street <br />access point is being moved further to the north. Lennander replied that <br />that is correct. <br />Helling noted that he currently has parking along the south wall of his <br />building. It appears that that row of parking is being eliminated given the <br />need for a more formal circulation plan between the two buildings due to <br />the CVS pharmacy drive-tlu•ough traffic. Helling noted that his loading <br />dock is in the back of his store, and was concerned about truck delivery <br />access for his space without driving around the north side of his building. <br />Helling asked where CVS deliveries would be made. <br />Lennander replied that CVS deliveries will be made to a door on the <br />northwest corner of the building. <br />Helling was concerned that he would be losing one handicapped parking <br />spot in the front of his building. He was also concerned that when CVS is <br />receiving a delivery, the access drive between the two buildings would be <br />tied up. He noted that this is where drive-through pharmacy customers will <br />be exiting. Helling asked if the CVS building could be moved further to the <br />south. Lennander replied that that would be difficult since they cannot <br />change the easement agreement they reached with the veterinary clinic. He <br />also noted that project approval has already gone through a lengthy process <br />with CVS. <br />Duray asked how wide the spacing is between the two buildings. <br />Lennander estimated more than 20 feet. <br />-9- <br />
