MINUTES <br />CITY COUNCIL <br />FEBRllARY 26, 2003 <br />Nick Stelton, Maverick Electric, presented a redrawn site plan that <br />eliminates the outdoor storage. Stelton also described the exterior <br />improvements that he plans for the building. <br />Fahey indicated that the issue is what would be the most compatible use <br />for the area given the character of the existing building. The Planner felt <br />that the Maverick Electric proposal would be an improvement over the <br />current use. The Planner indicated that for the long-term, an electrical <br />contracting shop would not be compatible for the area, however, suggested <br />that it might be a good interim step. <br />Fahey agreed that the proposal was ashort-term improvement from the <br />current use provided that there aye appropriate restrictions on outdoor <br />storage. <br />Blesener asked how many crews would work from the electrical shop. <br />Stelton reported that he has 8 or 9 vans. Some crews would go directly to <br />job sites and might stop by for materials during the day. Others would <br />report directly to the shop in the morning, pick up materials and then go to <br />thejob site. <br />Blesener asked if the elimination of the outdoor storage would be a <br />problem. Stelton reported that he has a large pole building on his personal <br />property where he could store his trencher and van. Stelton reported that <br />he was agreeable to the elimination of outdoor storage. Stelton noted the <br />exterior improvements he planned for the exterior of the building that <br />would blend the building into the area. <br />LaValle felt that the building improvements were an enhancement, and <br />given the nature of the property was unsure what other type of business <br />would locate ou this properly. LaValle felt the proposal was a good one. <br />Montour asked if Stelton owned his existing building in Ryan Industrial <br />Park. Stelton reported that he rents in Ryan Industrial Park, and has no <br />control over the exterior of the building. <br />Gaty Laravie, 2764 Jackson Street, felt that the business would be a good <br />addition to the area and would be preferable to other businesses that may <br />locate at this site. <br />Fahey suggested that, if approved, there be a permanent restriction on <br />outdoor storage ou this site. Stelton indicated that that was agreeable to <br />him. He informed the Council that he may, at some time in the future, <br />wish to add a retail lighting outlet as part of the business.
