Johnson <br />reported that it would be primarily a cold storage/warehouse building with <br />a wash bay for trucks. <br />Germanson pointed out that the former Knox building on Lot 2 is for sale <br />Anderson asked about the future office addition proposed on one of the <br />existing buildings. Johnson anticipated that the office addition would be <br />added within one year. <br />Fahey pointed out that the City Planner and City Engineer will need to <br />review this new plan. <br />The City Administrator indicated that outdoor storage of approximately 2 <br />acres in size is consistent with what has been represented by Mr. Johnson. <br />The Administrator noted there are still a number of issues that need to be <br />addressed: <br />The appearance and screening of the canopy behind the <br />Council 82 property; <br />Outdoor storage arrangement, including specific details for <br />spacing, drive isles, etc. <br />Shared parking easement for Council 82 providing access <br />to parking on the Drywall Supply site a minimum of 20 <br />times per year from 6 p.m. to midnight. <br />LaValle asked if there would be adequate parking on Lot 3 when Mr. <br />Johnson constructs his new office space. Germanson replied that there <br />would be noting that there are very few office personnel. The primacy use <br />of the building will be warehouse. <br />Blesener noted that the use of Lot 2 (the former Knox building) may <br />require more parking than is provided for on that lot, therefore, additional <br />shared parking easements may be necessary. <br />Johnson reported that his request to lease outdoor storage space is <br />economically driven. Johnson reported that the property is larger than his <br />business needs. The prospective tenant would involve the unloading of <br />rail cars with product that is similar to that of Drywall Supply. Therefore, <br />the appearance would be no different than if Drywall Supply was fully <br />utilizing the site. Johnson reported that he is only asking for full use of the <br />property which will occur in two to four years anyway as the Drywall <br />Supply business grows. <br />
