MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 13, 2003 <br />Mr. Roycrafr recommended approval of the Amendment to the PUD for <br />the Edgewater Townoffice Park to include a nonsurgical hair replacement <br />business as a permitted use in the townoffice park as requested by Vern <br />Cole, Hair for Life Professionals, 2598 Rice Street, with the stipulation <br />that additional review would be required relative to parking issues should <br />the business expand. <br />Motion seconded by Wojcik. <br />Motion carried 6 - 0. <br />REZONING & Mr. Nick Stelton, Maverick Electric, appeared before the Commission <br />PUD PERMIT - requesting approval of a rezoning from B-3 to PUD and a PUD Permit <br />75 LITTLE to allow the operation of an electrical contracting shop and outdoor <br />CANADA ROAD - storage at 75 Little Canada Road. Stelton reported That his business is <br />MAVERICK currently located in Ryan Industrial Park. His business is a residential <br />ELECTRIC electrical contracting business with 17 employees. Stelton reported that he <br />leases at his current location and would like to own his own property. <br />Stelton reported that the business is very quiet. His employees report at <br />the office in the morning and pick up equipment and job assignments, and <br />then go work at job sites all day. They do not return to the site until the <br />next morning. There would be two employees left working at the site <br />during the day. Stelton thought that number might increase to three in the <br />next year or so. <br />Stelton described the property at 75 Little Canada Road and the <br />improvements his plans for the building as well as additional landscaping <br />he would install. Stelton reported that he would install an awning on the <br />front of the building to sofren the look of the overhead doors. The <br />building would be painted brown to match other buildings in the area. He <br />would remove a good share of the existing blacktop and sod and landscape <br />the property. Stelton described the outdoor storage area he is proposing <br />which would be used to store a van and a small trencher. <br />Knudsen suggested parking this equipment inside the building. Stelton <br />indicated that the equipment would have to be moved out each morning <br />when employees are picking up supplies for their day's work. <br />The Planner commented that PUD zoning is being proposed for this site <br />given that the property to the west is zoned PUD. Typically this type of <br />business would be located in an I District or a B-I District. However, a <br />PUD zoning would lessen the impact of spot zoning. <br />-4- <br />
