MINUTES <br />PLANNING COMMISSION <br />TEBRUARY 13, 2003 <br />Knudsen felt that the business appeared to be a good one, but expressed <br />concern with its location on Little Canada Road given the City's <br />redevelopment efforts in this area. Knudsen felt that was no way that <br />outdoor storage should be allowed in this area, and asked how critical the <br />outdoor storage was to the business. <br />Stelton reported that the outdoor storage was not critical at this point, but <br />could be in the future, and he did not want to be precluded from having <br />outdoor storage. <br />Knudsen felt that the City has been working hard to improve the area and <br />that outdoor storage would be a problem. Knudsen stated that the City <br />would like to work with Mr. Stelton and retain his business in the City, <br />however, the outdoor storage in this location is problematic. <br />Gary Laravie, 2764 Jackson Street, expressed concern about the outdoor <br />storage. <br />Stelton pointed out that he would not be doing any outdoor storage of <br />materials, just the trencher and the van. Barraclough suggested that the <br />outdoor storage would leave to be deleted entirely. <br />The City Planner pointed out that the Code would accommodate a small <br />accessory building on the property and suggested that this be used for <br />indoor storage of the van and trencher. <br />Stelton agreed that an accessory building may work <br />Roycraft asked about the size building that would be allowed. The <br />Planner noted that if the property is rezoned to PUD, an accessory <br />building would require a PUD Permit and approval by both the Planning <br />Commission and the City Council. <br />The Planner suggested that a rezoning to PUD specifically state that the <br />permitted uses would consist of those allowed under the B-3 Zoning <br />District as well as electrical contracting shops. <br />Tom Duray indicated that while Mr. Stelton's business appears to be a <br />good one, he was not comfortable with the proposed location along Little <br />Canada Road. Stelton indicated that his business is not a typical electrical <br />contracting shop. He noted that there would be only two employees at the <br />shop during the day. He also noted his plans for improving the property. <br />Stelton also indicated that he would like to own his own property which <br />would also give him control over the appearance of his property. <br />-5- <br />
