MINUTES <br />PLANNING COMMISSION <br />MAY 8, 2003 <br />Sherman reviewed the layout of utilities within the development, and <br />indicated that modifications have been made to accommodate the <br />recommendations of the City Planner and the City Engineer. <br />Sherman then reviewed the summary and recommendations contained in <br />the Planner's report and indicated that he is in agreement with all except <br />for recommendations #6, #8, and #13. Sherman indicated that he would <br />like to review these recommendations in more detail with the City Planner <br />and City Engineer. <br />Sherman reviewed the recommendations of the City Engineer as outlined <br />in his report dated May 2, 2003. He indicated agreement with the <br />recommendations relative to the preliminary plat and the site plan. Duray <br />asked about visitor parking. The Planner noted that the standard is one <br />visitor parking space for every three to four units. The Planner indicated <br />that it appears that this standard can be met. Duray asked about <br />emergency vehicle access for the two dead-end streets shown on the plat. <br />Sherman noted that hopefully the most southern street will connect to Rice <br />Street in the future. Afire access road is being provided for the other <br />dead-end street. <br />Sherman reviewed the recommendations relative to the utility plan. Again <br />Shernan indicated that he is reviewing with the City Engineer the route <br />that storm water drainage will take into the pond and eventually into <br />Row7d L,alce. Knudsen asked if there were any recreational facilities <br />plam~ed for around the pond. Sherman indicated that there is a gazebo and <br />grilling area planned for adjacent to the pond that could be used by the <br />townhome owners as well as the residents of the senior apartment. <br />Wojcik asked the price range for the first phase townhomes. Sherman <br />estimated the prices at between $225 and $265,000. <br />Shernan informed the Commission that he will bring back the final plat <br />for The Village at their June meeting. He is also planning to present plans <br />for the first office building on the property at the northeast corner of Mice <br />Street and Little Canada Road in June. <br />Dw ay asked about the shed at the back of the Ultimate Golf building. <br />Shernan reported that the shed will be torn down and Ultimate Golf will <br />have to maintain the back of their property in an orderly manner. <br />The Planner also noted the need for the Commission to act on the property <br />division of the Ultimate Golf property so that the back portion of the <br />property can be included in the townhome development. <br />Barraclough recommended approval of the property division of the <br />Ultimate Golf property as presented. <br />-4- <br />
