The entire property is currently zoned B-W, Business-Warehousing. <br />The applicant is seeking to redevelop and replat the property to accommodate his <br />industrial construction supply firm, including aukdoor storage, and redevelop the north <br />portion of the property for office-warehouse business. <br />The development consists of three lots. La# 1 is a 3.7 acre parcel in the northeast <br />corner of the properly, This parcel is designed to contain a future office_warehouse <br />building of 30,000 square feet or more, and would also include an entry driveway for <br />trucks serving the entire project. The driveway would be utilized immediately by the <br />Drywall Supply business. Three of the existing storage canopies would be removed in <br />this prapasal. <br />Lot 2 is a 3.2 acre parcel that includes the existing Knax building, The existing building <br />is approximately 46,500 square feet in area, The plan cans for the removal of an <br />existing building that currently sits directly south of the main Knox building, This si#e <br />would be served by a central driveway for truck and passenger vehicle access, wifh <br />loading dock access behind the building.
