He also noted that storm water ponding is incorporated <br />into the site plan. <br />Keis asked about providing easement area along Rice Street for sidewalks. <br />Trossen pointed out that Chere are no other sidewalks in the area. <br />Keis pointed out the City's redevelopment efforts as well as the fact that <br />Rice Street will be improved in the future. It is the City's goal to create <br />walkways along Rice Street for pedestrian traffic. While the sidewalk <br />may not be put in now, this is the City's opportunity to plan for a future <br />sidewalk improvement. <br />The Planner noted that due to the fact that Rice Street has been widened <br />over the years, there is not much right-of--way area left. Therefore, an <br />easement for sidewalk would be needed from the Tacheny property. He <br />also noted that there should be adequate right-of way for South Owasso <br />Blvd. to place a sidewalk within that area without the aced for an <br />easement from the Tacheny property. The Planner suggested that while <br />the sidewalk would not be put in at this time, the City should obtain the <br />easement on the Rice Street side as part of this action. <br />Trossen pointed out that they are proposing a 10-foot building setback <br />from the property line. There is an additional 5 feet from the property line <br />to the curb. Trossen suggested that there should be room within that l5 <br />feet for a sidewalk, however, there would be little room for green space. <br />Dan Tacheny stated that he had no problem dedicating the easement as <br />long as it did not effect his project. <br />Trossen indicated that they would be platting the property, and they will <br />be working with the City Engineer on utility issues. <br />Knudsen asked if the plan met the City's architectural guidelines. Trossen <br />described the buildings noting that they will be similar to those in <br />Blacktern Office Park. Exteriors will consist of fiberglass panel siding <br />with a stucco appearance with brick at the entranceways. The roof will <br />consist of asphalt shingles. 1'he front and back sides of the buildings will <br />have the same appearance. Trossen asked about a change in the cave line, <br />which the Planner indicated was acceptable. Trossen also noted that given <br />the size of the buildings, there are no requirements for an elevator or a <br />sprinkler system. Each unit will have an upper and lower level and will <br />consist of about 2,100 square feet. Unit price has not yet been determined. <br />-2- <br />
