MINUTDS <br />PLANNING COMMISSION <br />APRIL 11, 2002 <br />Keis asked about providing for a walkway from the back of the building to <br />the front given futm~e plans for sidewalks in the area. Trossen stated that <br />sidewalk access could be provided. <br />Duray asked what the required setback would be. The City Planner noted <br />that the property is zoned ~PUD, therefore, setback distance is negotiable. <br />However, in a B-3 District the setback would be 30 feet. <br />Trossen reported that they have submitted their plans to the Watershed <br />District for approval Trossen was reminded that the City Engineer will <br />also need to review and approve the plans. Trossen noted that the length <br />of parking stalls is proposed at 18 feet and the City's ordinance <br />requirement is 20 feet. The City Planner indicated that the 18 foot length <br />is acceptable given the oveiiap onto the sidewalk area. The Planner also <br />noted that the design of handicapped parking will effect the parking lay <br />out. <br />Trossen asked for some leeway on the number of parking stalls in <br />exchange for saving trees on the site. The Planner stated that his concern <br />would be that no on-street parking occurs in this area as a result of this <br />development. The Planner suggested that his offce could provide some <br />assistance with the parking layout to maximize the number of spaces on <br />the site. <br />Knudsen recommended approval of the Planned Unit Development Permit <br />as well as Architectural Review for the development of nice townoffice <br />units at 2990 Rice Street subject to compliance with the recommendations <br />of the City Planner, City Engineer, and Building Inspector. <br />Motion seconded by Duray. <br />Motion carried 7 - 0. <br />CUI' TOR Tracy'1'homas, representing "i'hirty Twenty Estates, appeared before the <br />STORM Commission requesting approval of a Conditional Use Permit to allow the <br />SHELTRR - consh~uction of a stone shelter building at Thirty Twenty Estates. Thomas <br />3020 RIC>/ pointed out that the current stone shelter is located in the basement of the <br />S1'i2El;T manager's home. Handicapped access as well as access by senior citizens <br />is very difTicult to this shelter. Secondary shelters are designated at the <br />City Center and the Old Fire Hall. <br />Thomas reported that the proposed storm shelter would be 36 feet by 9 <br />feet. It would be placed at the back of the property, approximately 84 feet <br />-~- <br />
