MINUTES <br />PLANNING COMMISSION <br />APRIL 11, 2002 <br />ti om the railroad tracks. The shelter would be constructed to meet <br />building code requirements. <br />Knudsen asked if the shelter would be open at all times. Thomas replied <br />that it would be unless problems occur because of this. In that case, the <br />park manager would have a key to the shelter and keys would also be <br />distributed to residents of the park that live near the storm shelter. This <br />has worked well in other parks. <br />Joe Dunn, owner of the park, noted the location of the shelter at the back <br />of the park away from Rice Street. He also noted that the shelter is in the <br />vicinity of the trash dumpsters for the park As residents utilize the <br />dumpsters, they will see the storm shelter and this will be a constant <br />reminder to them. Therefore, if bad weather approaches, the residents will <br />easily recall the storm shelter. Dunn reported that there will be electricity <br />run to the shelter and there will be a generator at the shelter as well. <br />The Commission discussed the appearance of the shelter and suggested <br />that, if possible, some landscaping should be added to soften its <br />appearance. <br />Dunn asked about placement in relation to the property line. The Planner <br />noted that the shelter should be ten feet from the property line. He <br />indicated that the Building Inspector may require a survey of the property <br />to ensure Chat this setback is met. <br />Roycraft recommended approval of the Conditional Use Permit allowing <br />construction of a stone shelter at Thirty Twenty Estates manufactured <br />home park subject to compliance with the recommendations of the City <br />Planner. <br />Motion seconded by Knudsen. <br />Motion carried 7 -- 0. <br />CUP & Jeff Antonuk, Orius Corporation, appeared before the Commission <br />VARIANCE - requesting a Conditional Use Permit allowing outdoor storage of <br />3250 SPRUCE of vehicles and equipment associated with telecommunications outside <br />S"TREET - plant construction work and a Variance allowing the surfacing of outdoor <br />OR1US storage area with class 5 or gravel rather than bituminous. <br />Keis asked what hardship Orius had that would justify granting a variance. <br />Antonuk indicated that they are a utility contractor and their primary client <br />-4- <br />
