909. "R-B", RESIDENTIAL BUSINESS DISTRICT <br />909.010. PURPOSE. The purpose of the "R-B", Residential <br />Business District is to provide for a transition in land use from <br />residential to low intensity business and allowing for the <br />intermixing of such uses. <br />909.020. PERMITTED USES. <br />A. All permitted uses allowed in an "R-2" District. <br />909.030. PERMITTED ACCESSORY USES. <br />A. All permitted accessory uses allowed in an "R-2" <br />District. <br />909.040. CONDITIONAL USES. (Requires a conditional use <br />permit based upon procedures set forth in and regulated by Section <br />921 of this Ordinance.) <br />A. All conditional uses, subject to the same conditions as <br />allowed in an "R-3" District. <br />B. Medical offices and clinics, dental offices and clinics, <br />professional offices and commercial (leased) offices, <br />veterinary clinics (not including outside kennels) and <br />funeral homes and mortuaries, provided that: <br />1. The site and related parking and service entrances <br />are served by an arterial or collector street of <br />sufficient capacity to accommodate the traffic <br />which will be generated. <br />2. Adequate off-street parking is provided in <br />compliance with Section 903.050 of this Ordinance. <br />3. Adequate off-street loading is provided in <br />compliance with Section 903.060 of this Ordinance. <br />4. Vehicular entrances to parking or service areas <br />shall create a minimum of conflict with through <br />traffic movement. <br />5. When abutting an "R-1" or "R-2" District, a buffer <br />area with screening and landscaping in compliance <br />with Section 903.020, G of this Ordinance shall be <br />provided. <br />6. All signing and information or visual communication <br />devices shall be in compliance with Section 903.110 <br />of this Ordinance. <br />909-1 <br />
