of the requested documents tomorrow 7-30 in order to start their <br />review process. <br />Don Jensen at William's pipeline has stated that the engineering <br />review could exceed 60 days. Therefore, Dayspring Development <br />is willing to agree to waive its rights under the "60 day review <br />rule" on this one issue concerning Williams Pipeline. We are <br />willing to place this writing with the City of Little Canada to avoid <br />any confusion later in the project. <br />Item Four: Subdivision Ordiruznce: <br />Compliance with requirements of Subdivision Ordinance, <br />specifically, but not limited to showing structure locations, <br />easements, etc. within 350 feet of plat, as well as ground water <br />information, minimum road grades, etc. <br />It is our understanding in discussions with the City of Little <br />Canada on July 25th that the intent of this item was to define and <br />understand any issues with the homes located on the proposed <br />Preserve Trail. Results of those conversations have created a new <br />right-of--way layout for this north-south road which maintains a 30 <br />foot distance from the existing house to the proposed right-of--way. <br />We have redesigned the road to flow with the new right of way <br />which we feel will calm traffic moving into and out of the <br />Preserve. <br />Additionally, the watershed has supplied the water table <br />information and/or OHW in the area. This is noted in Appendix <br />"C". A full geotechnical report will be generated in the next phase <br />of the project. This report is required not only for city review but <br />for the engineering of the proposed road base and the proposed <br />house pads. Copies of this report will be made available upon its <br />completion. <br />Item Five: Show designation of the Williams pipeline easement throughout the <br />project area, including specific location of the three pipes. <br />The preliminary plat contains all document and easement <br />information recorded in the title commitment. Any pipes not <br />shown in an easement are covered by a blanket easement which <br />will be defined and shown through ProTerra Design Associates, <br />Inc. design review process with Williams Pipeline. Again, if an <br />easement is not shown it is because there is no record. <br />PART TWO: Issues Of Concern <br />Item One: Lot 13: <br />Reference made in plans to vacation ofMNDOT storm sewer <br />easement.
