their willingness to vacate this easement including a statement that <br />it is not part of the active drainage system for the area. If part of <br />active drainage system (we believe it is), revise plat accordingly. <br />City to determine whether or not this easement area is being <br />utilized as part of the City's drainage system. <br />Through the research and a completed title commitment Metro <br />Land Surveying has been able to determine the document number <br />for the easement running through Lot 13. At this time the lot in <br />question should not the vacation of the easement in order for the <br />building pad to fit on the lot. We will send our drawings to Barb <br />Allan at MNDOT'S R.O.W. Division for review and comment. <br />Again, at this time there does not appear to be a need to vacate the <br />easement. <br />Item Two: Tree Preservation Ordinance: <br />Compliance with City's Tree Preservation Ordinance. A survey of <br />existing trees on the development site is required to be submitted <br />prior to approval of the final plat. Also required is a tree <br />preservation/replacement plan. <br />Metro Land Survey should have the survey of significant trees <br />should be completed with in the next two weeks. <br />Item Three: Ponds on Outlots A and B: <br />Ponds may not be allowed due to 75 foot no disturb zone from <br />wetland edge. Please provide us with comments from the <br />Watershed as to the acceptabilrty of these pond locations. If ponds <br />not allowed tra those locations, revised plat accordingly. <br />Appendix "D" of this narrative is written by the Ramsey <br />Washington County Watershed and notes the acceptability to the <br />placement of the ponds in the 75 foot no disturb zone. ProTerra <br />Design Associates, Inc. will create a vegetation plan for the city <br />and watershed review. <br />Item Four: Substantial grading of Lots 2, 12, 13, and 14. Grading appears to <br />be occurring within the 75 foot no disturb zone. Please provide <br />comments from Watershed on the acceptability of this grading. <br />This is based on the 75 foot average buffer as defined by the <br />Ramsey Washington County Watershed. The watershed has noted <br />that as long as the development maintains 50% of this buffer in an <br />undisturbed state that we will be in compliance. These <br />calculations have been completed and are entered into this <br />document as Appendix "E".
