MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 12, 2002 <br />SUPPLY the Planner's comments related to parking. Germanson indicated that the <br />amount of parking that will be required on each of the lots will be <br />dependent on the uses that locate on those properties. <br />Germanson reviewed the proposed road layout on the properties noting <br />that these roads will be private roads and there will be cross-easements for <br />each of the lots allowing access. <br />With regard to site improvements, Germanson reported that three of the <br />canopies will be removed, and the last canopy will be screened. <br />Germanson indicated that they were agreeable with the recommendation <br />of the City Planner to add more materials to the landscaping plan. <br />Germanson noted the comment about removal of blacktop from Lot ]and <br />replacing it with a grass cover. Germanson reported that they would <br />prefer not to tear up this blacktop until construction starts on that property. <br />Germanson indicated that they were concerned that if they restore this area <br />to green space that the Watershed will increase the amount of green space <br />required on the site. <br />Keis expressed concern with the City having to look at this parking lot for <br />the next two or three years until the site can be developed. Germanson <br />indicated that they have received a lot of calls on this lot and feel that it <br />shou]d develop quickly. <br />Germanson reported that they will be meeting with the City Engineer next <br />week to review his recommendations for the property. <br />Duray asked if the landscaping along the front of Lot 1 would be put in <br />right away. Carl Johnson, Drywall Supply, pointed out that they will have <br />to put in utilities to the property and would prefer to wait to install this <br />landscaping until the utilities are in. Duray felt that landscaping would <br />soften the appearance of Lot 1 until it can be developed. The City Planner <br />indicated that typically landscaping is the last improvement made to the <br />property. <br />Keis asked the timing for installation of driveways and curbing. Keis was <br />concerned about the curbing being delayed. The Planner indicated that <br />while it may be possible to get driveways and private roads in first with <br />curbing later, occupancy permits would be withheld until all the work is <br />completed. <br />Duray asked about the use of Lot 2. Germanson reported that initially <br />Drywall Supply will stay in the building on Lot 2. It is necessary to bring <br />sanitary sewer to Lot 3. Drywall Supply cannot relocate its office use to <br />-7- <br />
