MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 12, 2002 <br />Lot 3 until that time. After Drywall Supply relocates, they will either <br />lease the building on Lot 2 or sell the property. <br />Roycraft asked about the impact industrial traffic will have on desirability <br />of Lots I and 2. The Planner noted that Lots 1 and 2 will remain zoned B- <br />W, and noted that the warehouse uses that would be allowed generate <br />truck traffic as well. <br />Keis asked how the remaining canopy would be screened. Germanson <br />described a site plan that showed that the backside of the canopy would <br />have a stucco exterior. From Country Drive, the canopy will have the <br />appearance of a building. <br />Keis noted that the proposal includes two acres of outdoor storage. Keis <br />thought that this was larger than the initial estimate of the amount of <br />outdoor storage that would be needed. Germanson indicated that the two <br />acres is less than what had existed on the site. Keis was concerned that the <br />assumption is that all open land car be used as outdoor storage. <br />Roycraft asked if the City could place a limit on the amount of outdoor <br />storage. The City Planner indicated that the City can place a limit, but that <br />limit should be clearly defined. <br />Keis noted that there are no guarantees that the development proposed by <br />Johnson will be built. Keis pointed out that the City could approve the <br />plat and the rezoning, and Johnson would continue as is and have gained <br />the ability to have outdoor storage. <br />Duray asked about ponding. Germanson replied that the Watershed <br />indicated that no ponding is needed given that the property is hard <br />covered. Germanson pointed out that the City Engineer may require some <br />ponding, however, they wanted to work through the preliminary plat <br />before getting into the hard engineering. <br />Duray asked about semi circulation on the site. Germanson explained how <br />semis would enter and exit the site. Keis asked how Drywall Supply got <br />inventory delivered. Germanson replied that right now about 50% comes <br />by semi and 50% by rail. It was also noted that Drywall Supply gets 4 to 5 <br />semi deliveries per day and has approximately l 5 trucks leaving the site to <br />make deliveries per day. <br />Keis asked about trailer storage. The City Planner noted that semi trailer <br />storage is allowed in the I-I District. <br />-g- <br />
