MINUTES <br />CITY COUNCIL <br />MARCH 23, 2016 <br />proposed lot split would create two single family residential lots, and the <br />applicant has indicated that if the subdivision is approved, he will build <br />two new single-family houses here. <br />The City Planner stated that the subject property is zoned R-1, Single <br />Family Residential. He explained that this lot split has to meet the 75 foot <br />lot width and 10,000 square feet requirements, which it does. He noted <br />that the two new lots would each be 75 feet wide and a little more than <br />11,000 square feet in size. The City Planner stated the certificate of <br />survey that was submitted does not currently show the 5 -foot perimeter <br />drainage and utility easements around either lot. He stated that issues <br />related to grading, drainage and utilities will be dealt with during <br />construction. <br />The City Planner stated that the proposed lot split is consistent with the <br />applicable zoning and subdivision requirements. He stated that the <br />Planning Commission recommended approval of the lot split at 2600 <br />Spruce Street subject to these conditions: <br />1. The applicant removes all existing structures on the property prior to <br />the commencement of any new construction within 6 months from the <br />date of approval. <br />2. Future plans for either lot are subject to current code requirements and <br />must comply with any and all applicable codes. <br />3. The applicant will submit a revised certificate of survey showing the <br />required drainage and utility easements for both lots. <br />4. The City Engineer should provide comment and make a <br />recommendation in regards to issues related to grading, drainage and <br />utilities. <br />Kevin Tramm, Kevin Tramm Construction, stated they are ready to <br />demolish all structures as soon as possible. Fischer asked if the large, <br />significant trees will come down. Mr. Tramm stated they would like to <br />keep the trees, but he doesn't want any within 15 feet of a house, so he <br />thinks that some will have to come down. Montour asked what style of <br />homes are planned. Mr. Tramm stated the homes would be in the <br />$200,000 - 250,000 range. <br />There were no other comments on this matter. <br />Upon motion by McGraw, seconded by Keis, the public hearing was <br />closed. <br />2 <br />
