MINUTES <br />CITY COUNCIL <br />JUNE 20, 2016 <br />house. She stated that both parcels would meet the minimum city lot size <br />and the required drainage and utility easements are shown on the survey. <br />She noted that there is a 10 foot drainage and sewer easement on the north <br />side of the lot, so the new house will need to have at least a 10 foot <br />setback on the north side. The Associate Planner explained that the new <br />vacant parcel will be subject to the City Park and Trail Dedication fee of <br />$3,500, which is typically added to the building permit cost when a new <br />house is constructed. <br />There was no one else present from the general public wishing to <br />comment on this matter. <br />Upon motion by Montour, seconded by Keis, the public hearing was <br />closed. <br />Keis introduced the following resolution and moved its adoption: <br />RESOLUTION 2016-6-107 - APPROVING THE SUBDIVISION OF <br />2572 SPRUCE STREET FROM ONE PARCEL INTO TWO PARCELS <br />WITH ALL OF THE CONDITIONS OUTLINED IN THE REPORT <br />DATED MAY 25, 2016, AS PRESENTED BY THE PLANNING <br />ASSOCIATE. <br />The foregoing resolution was duly seconded by McGraw. <br />Aye (5). <br />Nays (0). Resolution declared adopted. <br />PUBLIC <br />Keis opened the public hearing to hear the request for a conditional use <br />HEARING — <br />permit for a drive-thru at a restaurant at the Rice at C Center, 2680-2688 <br />CONDITIONAL <br />Rice Street.
