2 <br /> <br /> <br /> <br />Mixed use redevelopment may be appropriate in some areas of District 3 where <br />residential uses can compatibly coexist with the dominant commercial land use. The <br />City’s primary focus will be in enhancing the commercial viability of this area, and may <br />consider some residential where it complements this objective. <br /> <br />As a property fronting on Rice Street, some provision for commercial uses may be <br />appropriate, however given the size and dimensions of the property, this could be difficult to <br />accommodate in a way that would facilitate the development of the full extent of the property. <br />The applicants are seeking residential, as noted, and the Comprehensive Plan would support <br />a project that meets the City’s expectations for amenities and quality.
