MINUTES <br />CITY COUNCIL <br />AUGUST 24, 2016 <br />would be for the Planning Commission and City Council to review the final <br />set of site plans once they are submitted. <br />Tim Tschida, 91 Iona Lane, stated he is agreeable to the development, but <br />just wants to make sure the project is done tastefully and meets the City <br />Code. He stated he would also like some screening for his property. <br />McGraw stated his concern is the abutting properties and the wooded area, <br />and he wants some sort of buffer. He noted he would like the exterior <br />materials to compliment the Villas. Alissa Kalmbacher, Cash for Houses, <br />LLC, showed an updated elevation drawing. She stated the north and east <br />sides should be able to keep some trees, and there will be a pond on the east <br />side so some trees can stay there also. <br />There were no other comments from the general public on this matter. <br />Upon motion by Keis, seconded by McGraw, the public hearing was <br />closed. <br />McGraw stated he is open to this project with the concerns addressed. Keis <br />stated the Council is agreeable to this plan, and the applicants should <br />continue working on plans and addressing the stated concerns. <br />PUBLIC <br />The City Planner stated that Lapham-Hickey Steel, at 3250 Spruce Street, <br />HEARING - <br />has applied for a site plan review and two reduced building setback <br />VARIANCE <br />variances for an 18,990 square foot building expansion. He explained that <br />REQUEST TO <br />the site is zoned I -P, Industrial Park, and manufacturing and warehousing <br />ALLOW <br />are allowed uses. He stated the applicant purchased the vacant parcel on <br />REDUCED <br />the north side of their site, and are also seeking an administrative lot <br />SETBACKS FOR <br />combination in order to expand the building on to this parcel. He noted <br />BUILDING <br />that variances are reviewed to see if, without the variance, the project <br />EXPANSIONS AT <br />would not move forward. <br />3250 SPRUCE <br />STREET; <br />The City Planner explained that the applicant is seeking two setback <br />LAPHAM- <br />variances to accommodate the proposed expansions. He stated the first <br />HICKEY STEEL <br />involves a reduction in the required side yard setback from 15 feet to 7 feet, <br />9 inches. He explained the applicant intends to expand the building along <br />the east property line to extend the existing steel manufacturing process and <br />the needed equipment configuration. He noted that because the additional <br />property acquired results in a jogged lot line, the straight-line building <br />expansion creates a setback encroachment for the expansion. The City <br />Planner stated that Staff recommends approval of the setback variance for <br />the work area expansion resulting in a building setback of 7 feet, 9 inches. <br />5 <br />
