<br />Little Canada Zoning Ordinance General Provisions <br />903-6 <br />closer than ten (10) feet to a rear yard or side yard lot line except as may be <br />specifically modified by this section or a specific use district. <br /> <br />4. No accessory building or detached garage for a single family dwelling shall <br />occupy more than twenty-five (25) percent of the area of the rear yard. The total <br />floor area of a garage and other accessory buildings for a single family detached <br />dwelling shall not exceed one thousand (1,000) square feet of floor area per lot, <br />except by conditional use permit pursuant to Section 921 of this Ordinance. In no <br />instance shall the total floor area of a garage and an accessory building for a <br />single family dwelling exceed one thousand five hundred (1,500) square feet. No <br />Conditional Use Permit shall be issued for detached accessory building or garage <br />area of more than one thousand (1,000) square feet in which the accessory <br />building and/or garage exceeds ten (10) percent of the rear yard. <br /> <br />5. Subject to the other regulations in this Section, each single family lot shall be <br />eligible for the following accessory structures: <br /> <br />a. Permitted Accessory Structures. <br /> <br />(1) One (1) garage structure, whether attached or detached; <br /> <br />(2) One (1) recreational accessory building of no more than one <br />hundred sixty (160) square feet, and with no horizontal dimension <br />of more than sixteen (16) feet in length or width as a permitted use. <br />For the purposes of this ordinance, a recreational accessory <br />structure shall be designed for temporary and seasonal occupancy, <br />but shall not include permanent storage of materials. Examples of <br />such structures shall include gazebos, detached porches, or similar <br />buildings. <br /> <br />(3) One (1) garden shed, provided that: Such sheds shall be <br />constructed of materials and colors similar and/or complementary <br />to the principal building; shall not utilize either corrugated <br />fiberglass or metal siding or roofing; shall be no higher than twelve <br />(12) feet in height; shall be utilized solely for storage of materials <br />and equipment accessory to residential dwellings; and shall not be <br />utilized for shelter or accommodation for animals of any kind. <br /> <br />(4) One detached garage as a second garage on the property, under the <br />following conditions: <br /> <br />(a) The other garage structure is an attached garage. <br />(b) The proposed detached garage meets all of the conditions <br />of Section 903.020.D.2 of this Ordinance. <br />(c) The total of all garage and accessory structure space on the <br />property does not exceed one thousand (1,000) square feet.
