The applicant, Mr. Tramm, <br />agreed to this additional condition. <br />Motion seconded by Davison. <br />Motion carried 4 — 0. <br />CONDITIONAL The City Planner reported that Michael and Oliva Wilsey are requesting <br />USE PERMIT approval of a Conditional Use Permit to allow the construction of a garage <br />FOR AN <br />that would be approximately 1,274 square feet at 2950 Thunder Bay <br />OVERSIZE <br />Court. He explained that a Conditional Use Permit is needed for garages <br />ATTACHED <br />over 1,000 square feet and up to 1,500 square feet. He noted that this <br />GARAGE AT 2950 <br />garage is planned for a new construction house in a newly platted cul -de - <br />THUNDER BAY <br />sac. He stated that the garage will be three cars wide and the additional <br />COURT <br />space is in the rear, so it will appear to be a typical garage from the street. <br />The City Planner stated that a Conditional Use Permit review looks at how <br />the structure will fit on the lot. He explained that this is an attached <br />garage that will fit in on the deeper lot and meets all setback requirements. <br />He noted that most oversize garages are detached, so how it fits in with <br />existing structures and the neighborhood is more of issue than this <br />proposal since it is part of the principal structure. He stated the applicants <br />want the larger garage for additional storage. <br />The City Planner stated that staff recommends approval with the following <br />conditions: <br />1. No business activities shall occur within the structure, subject to other <br />zoning permits or processing. <br />2. The curb -cut access shall be 24 feet or less in width. <br />Jason Hohn, Bald Eagle Builders, stated the house would still look like a <br />regular three car garage, it would just be deeper. <br />Linda Funk, 2943 Ontario, abuts this property on the east side. She stated <br />that she is concerned that the garage will be too big for the existing <br />neighborhood of 2,000 square foot homes because these garages will be <br />almost as big as her whole house. She explained that she wanted to <br />express her concern about these big houses being squeezed into an older <br />existing neighborhood, and they will dwarf the existing houses. She stated <br />that she understands progress, but just wanted to express that she felt the <br />garages were too big. <br />-3- <br />
