It may be prudent to provide a fence along the top of the wall. <br />3. Spot elevations and drainage arrows should be provided along the north wall <br />to ensure that runoff from the back of the buildings and north green areas is <br />conveyed along the wall and into the pond or other collection system on site. <br />Stormwater cannot be discharged over the wall to the private property to the <br />north. <br />4. As shown the retaining wall is within the drainage and utility easement. The <br />City does not take responsibility for any impacts or maintenance of these <br />walls in the future. Ongoing maintenance should be covered by the <br />association documents or covenants. <br />5. The garage floor elevation of the southeast building should be reviewed as it <br />appears there will be backfall on the west side of the westerly most driveway <br />to the building. <br />6. Spot elevations and drainage arrows should be provided between the two <br />buildings south of the private street to ensure drainage between the buildings. <br />7. The Emergency Overflow route for the pond should be noted on the plan. <br />Utility Plan <br />1. The applicant will need to provide a copy of the Ramsey County permits for <br />connection of utilities and access on the County right-of-way. <br />2. Tracer wire is required on all sanitary sewer lines and any water line that is <br />not ductile iron or copper. <br />3. The connection to the existing sanitary sewer line must be with an integral <br />base with waterproof boot connections for all pipes. <br />4. The elevations listed for storm structure inverts and the pipe lengths and <br />grades do not match. All this information should be reviewed and corrected. <br />Some issues are as follows: <br />a. Backfall exists between CB5 and the pond FES. <br />b. The storm pond outlet pipe conflicts vertically with the storm line <br />between CB5 and CB4. <br />c. The storm pond outlet pipe conflicts vertically with the storm line <br />crossing between CBMH3 and CB2. <br />5. A tenth of a foot fall across sanitary manholes should be provided for in the <br />design. We would also recommend the outlet pipe in all storm structures be <br />one tenth lower than the other pipes if the design allows. <br />6. A profile view of the improvements should be provided indicating street <br />centerline and grades, sanitary mainline, watermain, and storm sewer <br />mainline. <br />7. It is unclear if the applicant is requesting the City accept the sanitary sewer, <br />watermain, and storm sewer as public improvements to be maintained by the <br />City in the future. Because the street is proposed as private we would <br />recommend the storm sewer system remain private as well.
