Ongoing maintenance should be covered by the <br />association documents or covenants. <br />4. The Emergency Overflow route for the pond was added to the plan, but 1 foot <br />of free board must be provided between the pond high water level and the <br />emergency overflow elevation. <br />Utility Plan <br />1. The applicant will need to provide a copy of the Ramsey County permits for <br />connection of utilities and access on the County right-of-way. <br />2. Tracer wire is required on all sanitary sewer lines and any water line that is <br />not ductile iron or copper. <br />3. The connection to the existing sanitary sewer line must be with an integral <br />base with waterproof boot connections for all pipes. <br />4. The elevations listed for storm structure inverts and the pipe lengths and <br />grades do not match for runs from CB4 to FES2 and FES1 to STMH2. <br />5. The storm pond outlet pipe conflicts vertically with the storm line crossing <br />between CBMH3 and CB2. <br />6. The profile view provided should match the elevation information listed in the <br />tables on sheet 7. <br />7. It is unclear if the applicant is requesting the City accept the sanitary sewer, <br />watermain, and storm sewer as public improvements to be maintained by the <br />City in the future. Because the street is proposed as private we would <br />recommend the storm sewer system remain private as well. If the applicant <br />would like to turn the watermain and sanitary sewer improvements over to the <br />City for future maintenance this should be discussed before accepting the <br />plans. <br />Landscaping <br />1. The City may want to review requiring landscaping along the north side of the <br />retaining wall on the north end of the property <br />2. The area between the patios of the north buildings and the centerline of the <br />retaining wall is noted at 4 feet wide. The landscaping plan indicates <br />arborvitae around the patio and Blue Spruce pine trees in these areas. It is <br />our opinion that there is not sufficient room for Blue Spruce to be planted <br />between the wall and patio areas. <br /> <br />Drainage Calculations <br />1. It appears that the proposed pond will be used to meet the required infiltration <br />volume. Soil borings should be provided with an estimated infiltration rate to <br />verify that the pond will function adequately as an infiltration basin. There is <br />currently a note on the plans that lists the water elevation of the pond at <br />941.0. It should be clarified if this is the 100-year high water elevation or if in <br />fact the pond is to function as a wet pond and this elevation is the normal <br />water level.
