MINUTES <br />CITY COUNCIL <br />APRIL 26, 2017 <br />She stated that the proposed lot split is consistent with applicable zoning <br />and subdivision ordinance requirements, and Staff recommends approval <br />subject to the conditions that future plans for Parcel B are subject to <br />current code requirements and must comply with any and all applicable <br />codes, and a grading plan must be submitted to staff for review and <br />approval prior to issuance of a building permit for Parcel B. <br />No comments from the public. <br />Upon motion by Montour, seconded by Keis, the public hearing was <br />closed. <br />Montour introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2017-4-62 — APPROVING THE LOT SPLIT FOR <br />177 DEMONT A VENUE EAST INTO 2 SINGLE FAMILY <br />RESIDENTIAL LOTS AS PRESENTED BY THE ASSOCIATE <br />PLANNER, SUBJECT TO THE CONDITIONS STATED IN THE <br />STAFF REPORT <br />The foregoing resolution was duly seconded by McGraw. <br />Ayes (5). <br />Nays (0). Resolution declared adopted. <br />PUBLIC <br />The Associate Planner stated that Paul Johnston, the property owner, has <br />HEARING— <br />requested to split the property at 2586 Spruce Street into two single family <br />SUBDIVISION OF <br />residential lots. She explained that the existing home is fire -damaged and <br />2586 SPRUCE <br />will be demolished, along with the two detached accessory buildings. <br />STREET; <br />Two new homes will be constructed. She reported that the Public Works <br />APPLICANT: <br />Director has indicated that there is only one water and one sewer <br />PAUL JOHNSTON <br />connection available to this property, on the south lot, therefore the <br />applicant will need to install an additional water and sewer connection for <br />the north lot. <br />She stated that the proposed lot split is consistent with applicable zoning <br />and subdivision ordinance requirements, and Staff recommends approval <br />subject to the conditions that the applicant removes all existing structures <br />on the property prior to the commencement of any new construction, that <br />future plans for either lot are subject to current code requirements and <br />must comply with any and all applicable codes, and a grading plan is <br />submitted for staff review and approval prior to issuance of a building <br />permit. <br />
