Hanson reported that the have HUD insured <br />221 D4 financing available that is not dependent on grants. <br />Scalze pointed out that the City will be able to streamline much of the process given <br />all the work that has already been done. Fahey agreed and pointed out the public <br />input has been taken on the front end as part of the City's planning process for the <br />area. Fahey suggested that once a timeline is established it be communicated to the <br />property owners in the area as well as the general public. That will allow public input <br />for those interested in being part of the process. <br />Hanson asked if there were any zoning issues that needed to be addressed. <br />The City Administrator noted that the property is zoned PUD, therefore, appropriate <br />zoning is in place. However, there are some PUD permits that will need to be <br />processed through the Planning Commission and the City Council as well as <br />subdivision issues. <br />Fahey noted that the City owns the Venetian Inn parcel, and will acquire the Rutzick <br />property as well. ]f necessary, that property will be taken through the quick-take <br />process. Fahey noted that the immediate focus could be on the retaiUsenior building <br />that will exist on the Venetian site. <br />Scalze felt thaC the townhome piece will be very acceptable to the public. Fahey <br />stated that he would like to see a mix of two-story and single-story townhomes. He <br />also suggested a mix of designs and colors. <br />Hanson reported that their proposal envisions a combination of one and two story <br />townhomes with the two stories along Little Canada Road for a more urban design. <br />Hanson indicated that whether they increase the number of two story units will <br />depend on the results of a demographic study of the area. <br />Vellet indicated that two-story townhomes will appeal more to the younger and <br />empty nester population. "fwo stories will allow for an increase in density. <br />Fahey indicated that the City's preference is to cater to the senior population. Hanson <br />indicated that that would be their position as well unless the market analysis they plan <br />to do shows otherwise. <br />2 <br />
