MINUTES <br />CITY COUNCIL <br />MAY 24, 2017 <br />perpendicular to McMenemy Street, which is required for side lot lines in <br />the City Code. <br />The Associate Planner explained that this adjustment would result in no <br />net loss of land to either lot as it is an equal exchange of 156 square feet of <br />land. She noted that this lot line adjustment was previously approved in <br />2003, but the approval lapsed after one year since the applicant did not <br />complete the process by recording the survey with Ramsey County. She <br />stated that an updated survey was submitted that shows the side yard <br />setback for Parcel A to south property line, and has the required 6 -foot <br />perimeter drainage and utility easements added to both lots. The <br />Associate Planner stated that Staff recommends approval of the proposed <br />subdivision lot line adjustment. She noted that the updated survey <br />showing the setbacks and easements has been submitted, so there are no <br />other conditions recommended. <br />No comments from the public. <br />Upon motion by Montour, seconded by Keis, the public hearing was <br />closed. <br />Fischer introduced the following resolution and moved its adoption: <br />RESOL UTION NO. 2017-5-88 — APPRO VING THE L OT LINE <br />ADJUSTMENT BETWEEN 2444 MCMENEMY STREET (PIN 08-29- <br />22-23-0029) AND 2446 MCMENEMY STREET (PIN 08-29-22-23- <br />0028) AS PRESENTED BY THE ASSOCIATE PLANNER, WITH NO <br />FURTHER CONDITIONS <br />The foregoing resolution was duly seconded by Keis. <br />Ayes (4). <br />Nays (0). Resolution declared adopted. <br />CONTINUED <br />The City Planner stated that the Council approved the Planned Unit <br />PUBLIC <br />Development for this townhome project last fall, and the applicant has <br />HEARING- <br />been working on the conditions of the PUD approval, along with the plat <br />PRELIMINARY <br />and stormwater management plans. He explained that they have been <br />& FINAL PLAT <br />working on the plan to provide off-street visitor parking and a turnaround <br />FOR A 15 UNIT <br />for emergency vehicles, and staff had asked for more plantings. He stated <br />TOWNHOME <br />that the plans show a 28 -foot wide street to accommodate on -street <br />DEVELOPMEN <br />parking on the north side, which would provide six visitor parking spaces. <br />T AT 2736 & <br />He stated there is a hammerhead style turnaround at the east end to allow <br />2744 RICE ST; <br />an emergency vehicle to turn around on the site. He reported that an <br />CASH FOR <br />updated landscape plan was submitted today, and the quantity appears <br />HOUSES, LLC <br />
