MINUTES <br />CITY COUNCIL <br />AUGUST 23, 2017 <br />described in the Section 914, I-1, Light Industrial of the Zoning Code. <br />She noted that the building is currently occupied by Hardware Hank and <br />MGT Insulation. <br />She stated that in June 2017, MGT Insulation contacted the City about <br />installing a wall sign at this location. She explained that Staff then <br />contacted Mr. Schwalbach about the need to complete the Comprehensive <br />Sign Plan as required by the City Code under the PUD zoning since it was <br />a multi -tenant building. At this time, Staff became aware that a portion of <br />the outdoor storage area was being used by a non -occupant of the <br />building, which is not allowed under the current PUD permit, therefore the <br />applicant has applied for the Comprehensive Sign Plan and a PUD <br />Amendment. <br />The Associate Planner stated that based on the building size, the property <br />would be allowed 252 square feet of signage. She explained that the <br />applicant has requested to be allowed 150 square feet of wall signage and <br />one monument sign not to exceed 100 square feet. She noted that the <br />applicant only shows one wall sign proposed at this time on the west <br />elevation of the building up to 40 square feet, and no other information <br />was submitted for the remaining wall sign area. She stated that based on <br />the site plan submitted, Staff would require any future tenant signage to be <br />displayed on the west elevation only. The Associate Planner stated that <br />there were no details submitted for the monument sign design or materials, <br />but the applicant is proposing to place this sign on the property to the <br />south of the building. Staff recommended that the freestanding signage <br />installed be required to have either a sign base with an integral planting <br />area or some type of brick casing around the sign post to achieve a higher <br />quality look. <br />The Associate Planner clarified with applicant Jim Schwalbach, that any <br />other tenant's signs would be the same style as the sign requested. <br />The Associate Planner stated that the second part of the applicant's request <br />is to be allowed to rent the outdoor storage area to non -tenants of the <br />building and to Little Canada businesses from any zoning district. She <br />noted that the current PUD permit is specific that the outdoor storage area <br />is to be used solely by tenants of the building. She explained that this <br />property is zoned PUD District D which is allowed uses as outlined in the <br />I-1 District. The I-1, Light Industrial Zoning District does have a <br />provision for an Interim Use Permit to allow rental outdoor storage to non - <br />tenants of the building, but it is limited to properties that are zoned I-1, <br />and the materials stored must be from a business located within an I-1 or I- <br />P zoning district. She noted that Mr. Schwalbach does not have an Interim <br />Use Permit. The Associate Planner explained that this provision to allow <br />11 <br />
